Selling Process

1Property Valuation

We are happy to provide you with a realistic and accurate marketing assessment based on properties sold with a similar specification in a comparable location, taking into account the general market conditions. This we are happy to carry out free of charge and with no obligation.

2Selecting an estate agent

It is imperative to appoint an agent you trust to handle the sale, your choice should be based on much wider criteria than just the highest valuation and the lowest fee. They need to be experienced dealing with similar properties and have an enthusiastic and knowledgeable team who provide excellent levels of communication and are determined to achieve the best price possible in a reasonable time frame to suit your timescale.

3Obtain an EPC

An Energy Performance Certificate (EPC) rates the energy efficiency of a property and its carbon emissions. As of 6th April 2012, the EPC details should be displayed on all property particulars and it is now a legal requirement to provide an EPC for most properties in England and Wales. This we can organise on your behalf with a local energy assessor.

4Presenting your property

Declutter where possible and try to get as much floor space clear to show the space available and provide a more spacious feel!. Spring clean, dust, hoover and tackle any lime-scale build up around shower and sinks and freshen up grouting to your kitchen and bathroom tiles. Wash down any marks or scuffs on walls and if necessary a quick coat of paint will revive the appearance. Make sure your home has no overpowering aromas such as cooking, smoke or pet odours. Place air fresheners in affected rooms and if during the spring and summer months open windows to ventilate the house with fresh air. Tidy the garden. Make sure the garden is neat and well kept, remove any rubbish or unwanted items, mow the lawn, weed and where necessary clip any hedges that might need attention.

5Effective Marketing

Maximum exposure is key to reaching the biggest possible audience, we market your home on major property websites including Rightmove, On the market as well as this website. Social media also plays an important part in publicity including Facebook. High quality photography and brochures to highlight the best features. The property would be offered from both our offices in central Haywards Heath and High Street, Lindfield and displayed in our prominent window displays.

6Accompanied viewings

Mark Revill & Co would recommend organising an open day where we would accompany all viewers and this will showcase your property which helps us to remove one of the key stresses of selling your home. Open days have proved to be extremely successful in maximum publicity for the sale, stimulating competition amongst buyers and ultimately achieving a sale at the best possible price. We feel it is very important to provide regular viewing feedback.

7Receiving an offer

All offers will be reported to you both verbally and in writing and we will check the validity of any offers by checking any potential chains and establishing proof of funds with financial advisors or lenders. If in receipt of multiple offers we can guide you and assist in your decision on which offer to accept.

8Sale agreed

Once a sale has been agreed we will then send a memorandum of sale confirming the agreed sale details to the solicitors. You may already have a solicitor in mind but if not we can recommend a local firm. Your solicitor will request the title deeds from the lender (if appropriate). The solicitor will prepare the draft contract and send it to the buyers’ solicitor together with all relevant documents. The buyer’s solicitor will then start the preliminary checks. The Title Deeds and Lease (if applicable) will be checked and local searches carried out.

9Exchange contracts

Once the purchaser’s solicitor has approved the contract, happy with the results of the searches and has a copy of the mortgage offer (if required), contracts are signed by both parties and the solicitor requests the buyer’s deposit. A completion date can now be set and agreed upon by both you and the purchaser. Once exchanged you can start planning your move by booking in a removal company and notifying every one of your moving address including the utility companies.

10Completion

This is the day your removal company will pack up your possession during the morning. Once your solicitor has received the cleared monies then completion has taken place. We will then be authorised to release a set of keys to your buyer who normally will move in during the afternoon once you have moved out.

Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
